• information contained in the documents and materials you upload through the service — including property-related documents such as contracts of sale, building reports, pest reports, and bank or lender property assessments — which may include personal information about you or third parties;
• the buyer context and circumstances you provide to help us prepare your report;
• your device type, IP address, approximate location and standard web log information; and
• any other information you provide to us through our website or in connection with the service.

Your report is produced using automated processes and artificial intelligence (large language models) that analyse the documents and information you provide. This automated analysis substantially shapes the information presented to you about a prospective property purchase. The report is information only — not a decision, and not legal, financial or professional advice — and you should independently verify it and seek professional advice before acting. The data used in this automated processing is the documents you upload and the buyer context you provide.

To improve service efficiency, we may reuse AI analysis of documents previously submitted by other users where the document content is identical. No personal information is shared between users.

To generate your report, the contents of your uploaded documents are disclosed to and processed by third-party artificial-intelligence providers located in the United States (currently OpenRouter, Inc. and Anthropic, PBC, with a Google model used as a fallback). We also use cloud hosting, storage, payment and email providers that may store or process your information in Australia and overseas. We take reasonable steps to ensure overseas recipients handle your personal information consistently with the Australian Privacy Principles; by using the service, you consent to these overseas disclosures.

The third-party providers we rely on include Stripe (payments), Supabase (database and storage), OpenRouter, Anthropic, and Google (AI processing, including fallback models), and Resend (email delivery).
